Zoning hearing grants Highland Outfitters special exception; Koback pool variance continued

Douglass Township’s planning records show the Zoning Hearing Board granted a special exception for Highland Outfitters at Unit 16 in the Gilbertsville Shopping Center, listed in the meeting notes with Colin Temple. The allowance covers retail sale of sporting and outdoor equipment, guns and ammunition, and National Firearms Act–regulated items; the meeting notes also indicate the scope may include gunsmithing or small-scale repair and modification of firearms and accessories.

The special-exception decision was recorded on the meeting agenda and discussed during the Planning Agency’s Oct. 10 meeting. The agency’s minutes list the outcome as “Special Exception Granted” for Highland Outfitters and identify Colin Temple in connection with the business.

Separately, the Koback property at 60 Huntsville Drive requested a variance to exceed the accessory-building coverage limit. The applicant sought relief from the township’s 7.5% accessory coverage cap to allow 11.94% coverage for an inground pool and decking. That variance request was continued; the hearing was rescheduled to Oct. 29, 2024 at 5:30 p.m., and the applicant is scheduled to address the Board of Supervisors at its Oct. 22 meeting prior to the hearing.
