Maverick site plan awaits state health and ARDOT reviews, staff says sidewalks will follow

The Arkansas Department of Health (ADH) remains in the review pool for food‑service aspects and the project also awaits ARDOT decisions on widening the adjacent state road and associated right‑of‑way and utility relocations.
Chris, the city staff presenter, told commissioners that ARDOT has asked the city to allow ARDOT’s process to play out before the final site‑plan revisions are reflected: “They’re asking us, hey, can we please just allow the ARDOT process to play out? We're going to do it. It's not going to be reflected in our plans because we're waiting on ARDOT.” Staff said Mayflower Water Board will make a final recommendation once ADH comments are finalized and ARDOT confirms right‑of‑way needs; sidewalks and landscape revisions to the site plan will be added afterward and a certificate of occupancy will not be issued until required sidewalks and landscape obligations are met.
Commissioners had no substantive objections during the update and thanked staff for the status report. There was no formal action requested at this meeting; staff will return with revised plans once state and ARDOT reviews are complete and the Mayflower Water Board issues its recommendation.
