The Mayflower Planning Commission voted to approve a two-lot split that will divide a 7.10-acre parcel on Joseph/Durham Road, allowing the owner to create roughly a 0.75-acre lot intended for a single-family house.
Applicant Chad Long described the family ownership history of the parcel and said the split is to build one house; he said traffic on the one-lane access is light. Planning staff reminded the commission that under the subdivision regulations every lot split requires planning commission approval and noted that minimum lot-size and zoning conditions must be satisfied.
Commissioners discussed emergency access and road conditions. Staff said the commission will expect some cooperation on road improvements if additional subdivision occurs — an example raised was incremental rights-of-way or frontage adjustments so roads can be widened in the future — but commissioners emphasized that the split under consideration addresses only the immediate request to create two lots.
The commission approved the split on a roll call vote. Planning staff will record the approval and note the future expectation that further subdivision may require improvements and coordination with other landowners and city departments.
