At the April 15, 2026 meeting the Township of Aberdeen Planning Board took testimony on SD25-004 (Charlene Butler, 17 Mathiasen Ave, Block 264 Lot 6). The applicant, Mr. Eric Butler, testified that he intends to subdivide the property to build a single-family home.
Board planner Christine Winter told the board the proposed lot configuration would require several variances under the R75 zoning (the planner noted a question about whether a 50-by-100 building is permitted in an R75 zone). Board member William Shenton asked why the applicant could not instead create two conforming 100‑foot lots. The applicant said there are existing steel structures on the property he does not want to remove; Mr. Shenton observed two sheds and a garage that would trigger variances if left as shown on the plans.
Board member Duane Patterson suggested removing an existing shed and assigning the existing garage to a new lot so both lots could conform to zoning. The applicant's attorney, Mr. Lou Granata, said the applicant will amend the plan to allow a straight subdivision into two conforming lots and will submit revised plans. Mr. Shenton also requested that the amended plans show continuous fencing around the property and/or a fence around any pool; Mr. David Kaiserman confirmed the applicant will add a driveway to the new property and Mr. Marc Lemberg confirmed the current structure has no back door.
The board recorded that the application and plans will be amended and re‑noticed for a future Planning Board meeting. The transcript does not record any formal vote on SD25-004 at this meeting.
