Plan Commission backs temporary clubhouse marketing sign for Briargate, with 30-day removal condition

The Village of Lindenhurst Plan Commission voted unanimously on Feb. 17 to recommend that the Village Board amend Ordinance No. 20-6-2163 to allow a temporary marketing sign for the clubhouse at the Briargate age-restricted development.
Chairman Joy Gajda opened a public hearing at 7:02 p.m. and Commissioner Andrew Aswad swore in the applicant’s representative, identified in the minutes as Matt Briley. Briley, representing Pulte Homes, asked the commission to add a temporary clubhouse sign to the previously approved signage plan; the minutes also note an alternate transcription of his name as "Matt Brolley." The proposed sign would be temporarily located north of Briargate Boulevard near the subdivision entrance.
Commissioners focused their review on several specific details: the sign’s size, visibility from Highway 45, how long the sign would be displayed, the clubhouse construction schedule, the number of homes planned in phases one and two, and what permanent signage would ultimately replace the temporary sign. The minutes record that Village Code does not currently specify standards for temporary marketing signage within newly constructed residential subdivisions.
Commissioner Chris Gheysen moved and Commissioner Andrew Aswad seconded a recommendation that the Village Board approve an amendment to the existing ordinance to allow the additional clubhouse sign, conditioned on removal of the temporary sign within 30 days after issuance of the certificate of occupancy. The motion passed on a roll-call vote, 6-0 (Chairman Joy Gajda; Commissioners William Douglas, Phil Rovang, Andrew Aswad, Chris Gheysen and Jon Feld).
The public hearing was closed at 7:21 p.m. Village Administrator Clay Johnson told the commission that Casey’s General Store plans to present proposed façade aesthetic changes and stormwater engineering plan revisions at a future meeting. The commission adjourned at 7:25 p.m.
The Plan Commission’s recommendation will go to the Village Board for final consideration; the minutes do not record the Board’s action or a construction timeline for the clubhouse.
