Carla Diaz and Ronaldo Diaz asked the Board of Adjustment for approval to install a backyard shed at 43 Little Brook Road. The applicants said the shed would provide household storage and that their proposed location is approximately 5 feet from both the rear and side property lines, which increases lot and building coverage by roughly 1.5%.
Municipal staff notified the board that Union County had raised concerns after observing that vegetation and mowing extended onto county property behind the lot. County staff asked that any encroachment be corrected and suggested documentation to confirm the shed would be sited on private property. Ronaldo Diaz said he spoke with a county supervisor and was advised verbally about allowable clean-up but did not have written confirmation; the board advised he seek written follow-up from the county and supply documentation.
Board members said the shed itself appears to sit on the applicant's property and that coverage relief is a modest request. The board granted the coverage variance with the condition that the applicants provide an as-built survey and coordinate with Union County to address the disturbed vegetation and any corrective actions the county requires.
The board added that the applicants should document communications with the county (photos and emails) and submit an as-built survey showing a minimum five-foot offset from the property lines.
