Sanctuary Estates Phase Two Extension Approved; Applicant Cites Health, Financing Delays

The Lewiston Planning Board granted a two-year extension for SANA/ANT Trust LLC’s Phase Two of Sanctuary Estates, a 14-lot single-family cluster subdivision at 131 Hogan Road.
Applicant Sadiq Sheikh addressed the board and recounted delays including an 85-year-old co-owner’s heart attack, his own knee surgery and an attempted transfer of interest that did not proceed. Sheikh said he and his financing partner have resolved outstanding matters, that the project has no mortgage and that final grading and road work for Phase One is complete. He asked the board for the extension so the team can proceed with Phase Two construction preparations.
A motion citing Article 13, Section 11 of the Zoning and Land Use Code granted the two-year extension of the June 10, 2024 approval to June 10, 2028. The roll call vote was unanimous. Board members wished the applicant well and expressed encouragement for the project to move forward.
The extension preserves the previously approved subdivision plan and leaves construction timing to the applicant; staff did not add additional conditions at the meeting.
