The board unanimously approved a C‑variance for Elvis Bosinski to build a new single‑family home at 87 Ball Avenue (block 716, lot 2). Applicant testimony described a modern farmhouse with a full basement and a front‑loaded one‑and‑a‑half‑car garage; the board conditioned approval on compliance with the township engineer’s memo and other standard conditions.
The board also approved the Patel application at 19 Belville Road (block 242, lot 6) to replace an older one‑story dwelling with a one‑story Cape Cod style home. The attorney and planner explained the lot is conforming to R4 standards except for building coverage; proposed building coverage is approximately 25.95% where 20% is permitted (combined building and deck coverage about 28.53% where 24% is allowed). The township engineer flagged a potential major soil‑moving permit because the new construction includes a full basement; board members and the applicant agreed that if the soil‑moving permit threshold is triggered the applicants must return to the board, and the approval is conditioned on satisfying engineering department requirements.
The board addressed application 2617 for Azie (Azy) Nazi of 120 Park Road (block 98, lot 59.2), a D‑variance request to legalize a two‑family dwelling. The applicant agreed to record a deed restriction limiting occupancy to family members (no rental for fee) and to file it with the county; neighbor Richard Corbett voiced concerns about driveway/traffic and apparent multiple‑household activity, but the board moved to grant approval with the deed restriction recorded as a condition.
Homeowners Gotjyoti and Himanshu Shah received approval for a post‑fire addition and interior reconfiguration at 58 Canton Road to add an accessible downstairs bedroom and larger bathroom for an elderly relative; the board conditioned that approval on compliance with the township engineer’s June 16 memo.
