The Cheyenne Planning Commission on June 1 voted to forward the Harmony Valley 24th filing preliminary plat to City Council. Agent John Sers, representing the applicant, said the six‑lot expedited plat will create five individual lots for multi‑dwelling buildings and a common lot to be shared by building owners.
Planning staff said the parcel is consistent with the NR3 zoning that was recently established for the site and that the proposed lots reflect the approved site plan; staff recommended approval. Commissioners approved the motion to advance the plat; the item will return to City Council for final action.
Public comment raised one outstanding neighborhood concern about sidewalks along College Drive; the applicant and staff described recent and planned sidewalk extensions in the area and noted coordination with the city’s capital projects schedule.
The commission’s approval advances the plat to the governing body; final plat recording remains subject to technical corrections and any conditions the council imposes.
