Sahuarita board approves Riton Ridge expansion, district-office remodel and adopts capital report amid local growth

The Sahuarita Unified School District Governing Board approved multiple facilities actions on Sept. 11, 2024, including a Guaranteed Maximum Price (GMP) amendment for Riton Ridge additions and a GMP for a district office remodel, after receiving the district’s SFOB capital report on enrollment and capacity projections.
Assistant Superintendent Scott DS presented the SFOB report, saying the district used five-year retention and recent growth rates to forecast capacity. He reported roughly 2.3% recent growth at the high-school level and a five-year elementary decline of 0.6%. He flagged rapid housing south of Riton Ridge and estimated "we should probably be seeing about 528 students coming out of that neighborhood," and advised the board they will likely need to examine school boundaries as new housing fills in.
On construction, Scott DS described the Riton Ridge project as a six-plex of classrooms plus a special education room to serve ER programs at the site. The total project budget is $5.3 million; the first GMP amendment approved by the board covers long-lead site and utility work and was presented at about $1.79–$1.792 million. Scott DS said construction mobilization is planned to begin around the October break.
Separately, the board approved a district office remodeling GMP of approximately $161,505, funded outside the bond program, to reconfigure workspaces, add roughly seven staff workstations and update flooring and finishes. Core Construction was named as the project manager for these GMPs; a Core Construction representative attended the meeting.
Board members voted unanimously to approve the SFOB capital report, the Riton Ridge GMP amendment, and the district-office GMP. Trustees said the work honors commitments made under the district’s bond program and will expand capacity ahead of projected student growth. The board directed staff to continue community engagement on boundary considerations and to return with implementation details as plans progress.
