Danny Marian presented background on the project and the process: a preliminary approval had already amended the Waterford PUD to permit a duplex, staff mailed certified notice of a requested deviation to adjacent town-home owners and other affected properties, and engineering reviews were complete. Marian said staff received no substantive inquiries from notified neighbors and recommended approval.
A trustee noted a sale sign on the property; Marian replied the applicant is seeking final PUD approval to make the lot more marketable so a subsequent buyer would not need to complete the final-PUD process. Why it matters: the approval changes the planned use for the parcel from the originally contemplated medical-office building to residential duplex development under the terms of the amended PUD and approved elevations and engineering plans.
