At the April 22 meeting the planning board reviewed a site‑plan submission for 521 Eagles Knoll that includes interior renovations and a conversion from two septic systems to a municipal sewer connection.
Haley Vaticano, the applicant representative, summarized the architectural changes and screening; Michael Stein, engineer of record, said test holes and stormwater infiltration design are complete and that the proposed infiltration system has been sized to accommodate the 100‑year storm. Stein described installing a new sewer system with an ejector pump routed through an easement to reach the municipal force main recently installed in the area.
"We're putting a new sewer system in with sewer ejector pump that will go down through easements and access the existing and new sewer force main within Hammocks Road," Michael Stein said. He added the applicant is already in communication with the town about licensing and sewer usage fees and that an easement is in process.
Board members asked for an advisory memo from AKRF to clarify the sequencing and whether the board should condition approval on easement/licensing steps; the applicant agreed. The board then classified the filing as Type 2 to allow engineering and consultant comments to be addressed and to return with the requested materials.
Next steps: applicant to provide required materials (will‑serve letters, easement documentation, SWIP and additional design flow analysis) and staff to request an AKRF advisory memo focused on feasibility and sequencing of the sewer connection.
