Commission backs truck-repair site-plan amendment after neighbors and owner debate operational impacts

The Zoning Commission on June 24 recommended approval of a major site-plan amendment for a truck repair and maintenance facility at 9330 Northeast Loop 410 that would expand building area from about 5,000 to 15,000 square feet.

Staff presented the application and recommended approval with required setbacks and landscape buffering next to residential properties. Applicant representative Jose Gallegos and owner Reyes Alvarado said the expansion is meant to bring truck work indoors and provide larger bays to accommodate modern 57-foot trailers — a safety and workplace-quality change, not an effort to increase business. “All I want to do is make good working conditions for my employees,” Alvarado said, explaining longer trailers no longer fit in the existing 50-foot-wide shop.

Sylvia Alaniz, president of the Eastgate Neighborhood Association, opposed the amendment on the grounds that larger truck operations bring 18-wheelers into a small residential neighborhood and create circulation and safety issues. She asked for limits on ingress/egress and for measures to prevent trucks from using neighborhood streets as cut-throughs.

Commissioners pressed the applicant on traffic, hours, and fencing; the owner said he would replace dried landscaping, add screening and keep truck movement confined to the access road. Commissioner Loesif moved for a continuance at one point to allow more coordination, but after additional testimony a motion to approve as amended passed unanimously. The commission’s recommendation advances the item to City Council for final action.

What’s next: Staff will note required buffering and any agreed screening/landscaping conditions before forwarding the case to council; neighbors were urged to engage on final site-plan details during the permit process.
