Commission backs site‑plan amendment allowing covered truck repair work after neighborhood talks

The San Antonio Zoning Commission recommended approval of a conditional-use site‑plan amendment that will allow an existing truck‑repair business to enlarge enclosed workspace and make site improvements at a property on Northeastwood Avenue.

Planner Alexa Retana summarized the request and said the proposal would increase the building area from about 5,000 to 15,000 square feet and require a substantial site‑plan amendment and larger setbacks to protect adjacent residences. Representative José Gallegos and owner Misael Alvarado told commissioners the intent is not to expand the customer base but to give employees sheltered workspace and to avoid outdoor work in inclement weather.

Neighbors expressed concerns about truck circulation and noise; Mr. Gallegos said trucks would enter and exit via the existing 45‑foot driveway and that signage and on‑site circulation would prevent trailers from turning into neighborhood streets. He noted the business had operated in the area since 1983 and described steps to limit external impacts.

Commissioners asked about increased square footage and whether the owner planned to increase operations. Staff and the applicant said enhancements were focused on employee working conditions and that the applicant would not materially increase fleet size. After discussion and proposed conditions — including buffering and controls on circulation — the commission approved the amendment by roll call. As with other recommendations, the matter will proceed to city council within the statutory time frame.

The commission attached site‑plan conditions and asked staff to verify that required buffering, signage and ingress/egress measures are shown on the final plan before it goes to council.
