Board approves Zern Tract escrow releases and authorizes subdivision documents for 135 Hoffmansville Road

The Douglass Township Board of Supervisors approved two escrow releases recommended by engineer Khal Hassan of Pennoni & Associates at its August 18 meeting.
The board approved Escrow Release #25 for Zern Tract Phase I in the amount of $6,092.82; Pennoni reported $195,385.81 remains in escrow for Phase I. The board also approved Escrow Release #17 for Zern Tract Phase II in the amount of $206,902.77; Pennoni reported $821,717.84 remains in escrow for Phase II.
On a separate land-development item, the board authorized the solicitor to prepare a resolution and Preliminary/Final Subdivision documents for a revised minor subdivision at 135 Hoffmansville Road. The revised plan would create Lot 1 (approximately 2.2424 gross acres containing the existing triplex, barn and improvements) and Lot 2 (approximately 7.0606 gross acres of open field; no improvements proposed as part of this application). The applicant revised access for Lot 2 from the existing 50-foot easement off Little Road to a new 50-foot access drive off Hoffmansville Road adjacent to Sassmansville Road; Planning Agency approval was conditional on addressing comments in the Pennoni review letter dated August 8, 2025.
Each action was approved by motion and recorded by roll-call vote.
