Commission approves Caliber Collision rezoning and final plat for James Street parcel

The Coralville Planning & Zoning Commission voted March 4 to recommend rezoning Parcel 2025104 to C-2 Arterial Commercial and to approve the final plat establishing Lot 1, Caliber Collision Subdivision.
Dave Johnson, Community Development Director, explained the final plat combines Outlot B of Altmaier Acres with Parcel 2025104 to meet lot-width-to-depth ratio requirements and to make zoning consistent on the proposed lot. Under Coralville City Code, automotive repair in the C-2 district requires a Conditional Use Permit; Johnson noted the Coralville Board of Adjustment approved that permit on Jan. 19, 2026, with conditions.
Gus Wilson, representing Caliber Collision, said the company will operate all repair work indoors, will not work on totaled vehicles and will not leave vehicles sitting in the parking lot. Chairperson Sitzman confirmed with staff that transferring Parcel 2025104 into Outlot B would not create nonconformities for the neighboring lot at 2704 James St.
Commissioner Wenman moved approval of the rezoning; Commissioner Freidhof seconded. The motion carried 6-0. A subsequent motion to approve the final plat also carried 6-0.
The approvals make the lot and zoning consistent for the proposed Caliber Collision site and clear the way for final site-plan approval once minor design items are resolved with staff.
