Staff (Scott) said the project uses the city's density‑bonus mechanism, which allows some smaller lots in exchange for developer-provided items or public benefits. The preliminary plat shows 2500 North connecting through the property as a master‑planned collector and a small cul‑de‑sac; Scott said the project will require upsizing water and sewer lines through the corridor so systems can serve adjoining areas.
Scott noted each lot generally conforms with acreage and width requirements; lots average around half an acre but vary. He also said the project will include an 8‑foot detached pathway extending along 2500 North.
A commissioner moved to approve the preliminary plat and improvement plans on the condition that the applicant satisfy all remaining Development Review Committee (DRC) comments prior to submitting the final plat application. The motion was seconded and approved during the meeting.
The approval by the planning commission allows staff to continue processing the development; a development agreement and any financial participation for infrastructure will be reviewed by the city council.
