Boone County supervisors approved an amended special‑use permit and preliminary plan‑unit development for a storage facility at 3100 US Route 20 on June 18.
Staff explained the applicant seeks to expand an existing outdoor storage and self‑service storage operation and that the regional planning commission and zoning board of appeals recommended the concept plan. "The ZBA found the proposal met the requirements and voted in favor of the development with a 5 to zero vote," staff said during the presentation.
Applicant Spencer Hammer said the expansion will use the same building types and maintain existing screening; attorney Kenneth Benz and the applicant addressed a neighbor concern about trees on the western property line. "Those trees will be untouched because that root system will maintain the strength in the soil there," Hammer said to reassure a board member who raised the issue.
The board voted to approve the special‑use amendment and concept plan on roll call after no objections from staff. The approval is subject to the standard permitting conditions and final platting requirements.
