Dighton conservation panel issues order of conditions for Smith Street addition, pending revised plan

The Dighton Conservation Committee voted to issue an order of conditions for an addition and permitting of an existing driveway at 1503 Smith Street, map 11 lot 69, pending receipt of a revised site plan and installation of erosion controls.

Committee members reviewed stakes and wetland flags shown on the plan, noting the property sits outside the 50-foot inner buffer but within a 100-foot resource buffer. Staff reported the wetland delineation had been checked in the field and appeared accurate; commissioners required the applicants to show revised staking and to include erosion-control measures as conditions of the order.

Members said the order of conditions will be recorded on the deed and sign-off of the building permit will follow verification of erosion controls. The commission emphasized that no construction should begin until the revised plan is submitted and the agreed conditions are met.

Several members and the applicants discussed prior permitting communications with the building department; the commission directed the applicants to revise the plan to reflect required edits and to coordinate with staff before any onsite work. The motion to issue the order of conditions, contingent on a revised plan and required postings, carried with the commission’s vote.

The commission left details on the record: the revised plan must show stakes marking buffers, a clear erosion-control layout, and any conditions that will be recorded on the deed. Staff will notify the building department when the commission signs off after verification of controls.
