The Reading Planning Board voted to approve a subdivision revision at Falls Estate on Falls Drive that adds three buildings and five additional housing units.
At a public hearing the applicant (Presenter Steve) summarized the amendment as a change to an existing subdivision that would introduce three buildings comprising five total units. Board members and staff confirmed the submission had gone through the required reviews and that the staff review committee recommended approval.
During discussion, a resident and board members sought clarification about whether the project created new lots or additional units on existing parcels. The presenter said the change results in five units within three buildings (two duplexes and one single). A board member asked about fill and embankment stability; the applicant acknowledged substantial fill had been placed previously and described proposed slopes in the 4:1 to 6:1 range, with plans for planting and other measures to reduce foot traffic and help hold the embankment.
Committee member Dan moved to approve the subdivision revision; Committee member Andy seconded. The board voted in favor of the motion by voice vote and the chair declared the motion approved.
The board asked the applicant to coordinate erosion-control planting and to ensure any final grading plans meet town staff and engineering recommendations before recording.
