Planning Board OKs Island Marine Services’ parking and paving modification with conditions

The Kittery Planning Board approved a major modification to a previously authorized site plan for Island Marine Services LLC at 41 Route 236 on Feb. 26, allowing partial paving of an existing gravel parking area to support boatyard operations and the addition of a small storage building.
Mike Sudak, of Attar Engineering, summarized the updated site plan and described proposed rinse‑water and stormwater treatment measures. Board members and Conservation Commission member MaryAlice LaPoint questioned runoff controls, wash‑water treatment, culverts, grading and long‑term maintenance of the treatment system. Island Marine representative Darren LaPierre addressed site usage and storage needs.
Lea Kaufman moved to approve the modification; Dutch Dunkelberger seconded. The Board approved the modification with stated conditions. Some Findings of Fact related to stormwater management, water‑body quality and maintaining safe and healthful conditions showed split votes on parts of the record (certain findings passed 5-1-1 with Vice Chair Ethan Bensley voting no and Member Earldean Wells abstaining). The final approval was recorded with the stated conditions reflecting the Board’s concern about treatment and maintenance.
