PZC defers Valero station remodel decision pending Inland Wetlands Agency review

Patrice Carson, Director of Community Development, told the commission a new set of plans for the Valero station at 1136 Boston Turnpike arrived the afternoon of the meeting and were distributed to members for review.
Carson said staff completed a cursory review and identified a small number of outstanding technical items documented in emails shared with commissioners. The site’s screening and fencing have been corrected; the elevation plan shows a slight increase in footprint on one corner. Salem Mehar, the applicant, asked whether the PZC could provide approval with conditions that staff requirements be satisfied.
Carson and members reiterated that the Inland Wetland Agency must make a decision on the site plan before the PZC can act; that is a State requirement. The commission agreed to place the item on the July meeting agenda to await the wetlands agency’s determination.
No final action was taken by the PZC at this meeting; outstanding technical items noted by staff must be addressed before a final decision.
