Bolton commission approves dog day care site plan at Bolton Kennels

The Bolton Planning & Zoning Commission voted unanimously Nov. 13 to approve a revised site plan allowing a dog day care and caretaker quarters at 1270 Boston Turnpike, commonly known as Bolton Kennels.

Chairman Adam Teller presided over the hearing as applicant Christopher Lange and engineer Suzanne Choate described a revised plan that shows space for two-way traffic, four regular parking spaces and one accessible space, lighting details and a front fence. Choate said she would contact the Connecticut Department of Transportation about widening the curb cut.

The commission’s approval, moved by Commissioner Thomas Manning and seconded by James Cropley, was conditioned on submission of a CTDOT referral and compliance with the Health District, the Fire Marshal and the Town Engineer. The motion carried 7-0-0.

Patrice Carson, the town’s consulting director of community development, told the commission that the health inspector had reviewed and approved the proposed plan. Commissioners noted the dumpster at the rear of the property—used for dog waste—lies outside the project area and that the well serving the lower kennel building would be reconnected and tested for potability after renovations.

The approval directs the applicant to provide proof of the CTDOT referral to the Building Department and to meet any outstanding comments from town reviewers. The commission also noted there is sufficient land area on the parcel (over five acres) to avoid impervious-coverage issues raised during discussion.

The commission did not receive public comment on the application at the meeting. The matter was recorded as application #PL-19-5.
