Planning staff introduced a rezoning request on June 17 for property at 4065 Remembrance Road NW, where co-owner James Smith’s application seeks to change zoning from I-1 (light industrial) to C-1 (local commercial) to split the lot and allow mixed-use renovation of two buildings.
Planning Director Paula Preibisch explained the request, noting the site is designated a neighborhood node in the master plan and that C-1 zoning would allow smaller setbacks and make a lot split administratively feasible. Staff said the application included letters from potential tenants and noted existing industrial tenants might continue under special land-use arrangements.
No applicant representative attended the meeting. Commissioners debated whether to proceed without the applicant present; several members preferred tabling the item so the applicant could answer questions in person. Staff advised that the applicant’s presence is a preference, not a legal requirement, and that the commission could act on the record and letters provided.
After opening and closing the public hearing, the commission voted to table the rezoning to a later meeting and directed staff to seek to place the item on the July 1 agenda if possible; the commission agreed the subsequent meeting would not require a new public hearing notice. The motion to table was moved by Rob and supported by Elena and carried on a voice vote.
Next steps: staff will contact the applicant and attempt to schedule the item for the next feasible Planning Commission meeting so the applicant can appear; if the commission later needs additional testimony, it may reopen the hearing or re-notice per ordinance.
