Property owner Philip Wassilena told commissioners he had agreed to sell the home to a veteran, but lenders advised the home’s nonconforming industrial zoning prevented VA underwriting. The property and several adjacent parcels were historically developed as single‑family uses; zoning maps showed the block was administratively left as I‑1 even though houses predated the contemporary industrial classification.
Staff recommended forwarding the rezoning to the County Council with a recommendation of approval, noting the parcel is surrounded by single‑family homes on Granada and is not adjacent to active industrial uses. The PLDRC concurred and voted to forward the application to the County Council for final action.
The item will appear before County Council for final disposition. If approved, the change will make the home conforming and allow the VA underwriting process to proceed for the buyer.
