The Planning Commission recommended approval of PUD-7-26, the final plat of resubdivision for Lot One of Vista Ridge Phase 3, sending the item to City Council with a recommendation of approval.
Staff explained the final plat covers roughly 18 acres and matches the previously approved preliminary plat for 78 single-family lots. Lot sizes meet R2 zoning requirements with minimum lot sizes of 7,500 square feet and front/rear setbacks consistent with the district; homes on the approved plan range from about 1,366 to 2,571 square feet with two to three bathrooms and three to five bedrooms. The plan includes extension of three streets (Blue Sky Lane, Summit View Lane and Scenic Trail) and noted that the site will be subject to applicable school-site, Joliet water and sewer connection fees, and an economic development impact fee. Staff recommended the commission forward the final plat to City Council for recording and final approval.
John Berry of McAdams Development said he concurred with the staff report and was available for questions; none were raised. The commission moved, seconded and by roll call recommended approval to City Council. The item will be scheduled for a future City Council meeting.
