Fort Pierce commission approves first reading to annex 2.03-acre parcel near East Market and U.S. 1

The commission held the first reading and approved Ordinance 25-034 to annex approximately 2.03 acres near the intersection of East Market Avenue and South U.S. 1.
Carrie Trevor, senior planner in the planning and zoning department, presented the petition and staff recommendation. She said staff confirmed the parcel is contiguous to the city municipal boundary, lies within the FPUA service area and that the annexation would align with comprehensive-plan guidance to remove enclave parcels. Trevor said the current county taxable value for the parcel is $34,991; the parcel's county future land use is commercial and staff recommended designating the parcel city "general commercial" with city zoning of C3.
The applicant was represented in the chamber by Juan Chapa, who did not add to the staff presentation. After a public hearing with no speakers other than the applicant, a motion to approve was seconded and passed on a roll-call vote with all commissioners voting yes.
The annexation will change the parcel's municipal jurisdiction, require filing of the ordinance with the county clerk and state offices as required by the ordinance language, and set the parcel on the Fort Pierce tax rolls as of Jan. 1, 2026, if the ordinance proceeds through subsequent required steps.
