Cheatham County approves three rezoning requests, denies one after public hearing

Cheatham County commissioners approved multiple zoning changes on Aug. 15 following a public hearing that drew neighbors’ concerns about housing density.
At a public hearing opened by Chairman Donnie Jordan, applicants and nearby residents gave comments on five rezoning requests advertised for the meeting. Tracy Baker, representing property owners Danny and Jeannie Young, described a proposal for two quadplexes (eight units) at 7515 Old Clarksville Pike and answered questions about unit count and site layout. Neighbors Claude and Pamela Adams spoke in opposition, saying the change would affect adjacent properties.
Commissioners voted to deny the Young request (R-1 to R-3 for Map 38, Parcel 31.04) by a roll-call vote of 9–2. A motion to deny Ronald Bell’s request (Agriculture to E1 for Map 80, Parcel 26.04 at 1065 Pack Cemetery Road) failed on an initial roll call but passed on a subsequent motion to approve, 9–2. The board also approved Ronnie and Pam Johnson’s request to rezone 1888 Mosley Ferry Road from Agriculture to R-1 by a unanimous roll-call vote of 11–0 (one absence recorded for Randy Liles).
A separate request from Matt Hooper (R-1 to C-3 for 2005 Petway Road) was deferred to the commission’s Sept. 18 meeting on a motion that passed 11–0 so staff and the applicant can provide additional information.
The county’s vote tallies and recorded roll-call lists were entered into the official minutes. The actions mark the latest step in each property owner’s land‑use process; applicants who were denied may seek additional hearings or revise proposals before future meetings.
