The plat includes roughly three‑quarters of a mile of roadway, three new internal roads (Hillwood Trail, Ridgewood Farms Way and Majestic Oak View), two detention ponds for storm‑water mitigation, and lot sizes ranging from about 1.76 acres (minimum) to 11.3 acres (maximum) with an average around 4.16 acres. Staff said the plat meets county and state requirements under the rules that applied at submission.
Several commissioners expressed concern that the subdivision provides only one way in and one way out; staff noted the new regulations now require secondary access at specified thresholds but that requirement did not apply to this grandfathered submission. After discussion the court approved the final plat by voice vote.
What remains: the developer may proceed under the approved final plat; future submissions will be subject to the county’s updated subdivision standards, which include secondary access requirements when thresholds are met.
