Planning board approves minor changes at 39 Lantern Lane; OKs condo conversion request at 99 & 107 Hancock

At its May 12 meeting the Braintree Planning Board acted on two minor modification requests under old/new business.
39 Lantern Lane: Dan Greenberg, project representative for Stage Point Fund LLC, asked the board to eliminate approximately 140 linear feet of sidewalk that the applicant described as a connector that "does not connect to any broader pedestrian network." The applicant also requested reducing required gate openings for two abutters from a 10‑ft opening to an 8‑ft opening (or two 4‑ft gates). Greenberg said abutters had given verbal approval and one had provided written consent. After board questions about the plan origin and abutter coordination, Member Kunahan moved to approve the draft decision for a minor modification; Member Connley seconded and the motion passed by voice vote.
99 & 107 Hancock Street: Michael Mina presented a request to amend a 2024 special permit and site plan to convert the previously approved apartments to 31 condominium units (22 two‑bedroom units and eight one‑bedroom units) with three affordable units. The applicant said there would be 62 parking spaces (22 inside a garage and 40 exterior spaces) and no change in unit sizes. The board moved to approve the requested minor modification (motion by Member Connley, second by Member Kent) and voted in favor.
The board recorded approval votes for both minor modifications and moved on to the evening’s public hearings.
