At the May 12 meeting the Braintree Planning Board opened the public hearing for 75 Hancock Street (planning file 2604). Architect Pat Fiser said the owner proposes to convert the existing two‑story masonry office building into eight small rental apartments with unit sizes ranging from about 370 to 570 square feet. The proposal preserves 16 parking spaces (two per unit), adds native landscaping and a tenant patio, and includes one affordable rental unit.
Fiser said the lot is heavily paved now and the plan decreases lot coverage from about 77% to roughly 70% by removing asphalt in favor of landscaped areas. The design retains the building’s masonry character while adding residential‑style awnings, and the applicants said sidewalks and short‑term drop‑off space for deliveries would be considered. Board members asked about the remaining commercial tenant, the landscaping and plant schedule, dumpster screening and short‑term parking for pick‑ups and deliveries; the applicant agreed to provide a revised landscape plan and to show fenced dumpster details.
The board voted to continue the hearing to June 9, 2026 to allow staff to work with the applicant on the items raised and to return with a draft decision at that meeting.
