The Ocean Township Zoning Board of Adjustment approved several administrative and routine applications at its June 16 meeting. The board unanimously granted administrative approvals for cosmetic changes to Alain High School and an Oaker Synagogue project; both were described as aesthetic modifications only, with no change to use, footprint or occupancy.
The board also voted to approve several homeowner variances: an addition and porch at 118 Darling Avenue (applicant Anthony Boral), a replacement dwelling at 238 Highwood Road, and accessory structure/site plan changes at 251 Howard Avenue and related properties. Several applicants agreed to standard conditions: engineering plan updates, setbacks/inverts as noted by the township engineer, and compliance with tree‑removal and stormwater requirements. Two larger cases (Texas Avenue LLC at 219 Lewis Street and 260 Overbrook Avenue) were carried to a future Land Use Board date; the township’s 1313 South Roller Road hearing was continued to July 16, 2026 without further notice.
Votes were generally unanimous on administrative items; where the board requested additional technical work, approvals were conditioned on the township engineer’s comments and any outside agency permits.
What’s next: Carried cases will be scheduled for the renamed consolidated land‑use board. Applicants granted conditional approvals must return with resolution‑compliance packages once post‑approval technical items and external permits are complete.
