River Ridge CDD approves gatehouse redesign, hires RG Architects via Bowman subconsultant

The River Ridge CDD on Oct. 22 authorized design work to refresh two gatehouses and approved a districtwide monument signage replacement plan.
Eric Long presented RG Architects, P.A.'s fee proposal to redesign the two gatehouses. Long said the buildings will receive a facelift rather than demolition and that RG is familiar with previously prepared drawings for the River Club, Racquet Center and Golf Club complexes. Mr. Charlie Krebs said a new elevation certificate will likely be needed and that original construction drawings may be scanned if available.
The Board discussed booking the $62,500 design expenditure as an up-front deferred cost to be invoiced to the CDD when financing is issued, with design and permitting estimated to take 12–18 months. Mr. Pires recommended authorizing Bowman to retain RG as a subconsultant under Bowman terms and authorizing the Chair to execute documents after review by District Counsel and the District Manager. The motion to authorize Bowman to retain RG as a subconsultant passed "with all in favor." Mr. Long was designated to lead the project and Mr. Blumenthal will serve as the Board liaison for monthly updates.
Separately, the Board approved Bowman Consulting Group's proposal for the Pelican Sound Master Signage Program to replace monuments throughout the CDD. Neighborhood monument replacements, design and permitting costs will be charged to Pelican Sound replacement reserves, and some existing monuments may be relocated as part of the plan.
Staff said they will coordinate monument and guardhouse designs where appropriate and proceed with contracting consistent with the Board's direction. Construction is anticipated to begin in 2026 when financing is expected to be in place.
