The Dennis Old Kings Highway Regional Historic District Commission approved an application to replace large second‑floor retail windows at 700 Route 6A, requiring the applicant to use a 6‑over‑1 divided‑light pattern on the new awning windows.
The applicant, appearing by Zoom, said the awning design offers three benefits: improved airflow, energy savings and a safety feature that can limit how far a window swings open. “So what we have asked for, is an awning window, with a nice, aesthetic to it,” the applicant said, adding that the awning configuration “allows us to really, feel safer” for children on the second floor.
Several commission members said the building’s character is better represented by double‑hung windows with traditional grills. “I think a 6 over 1, 6 over 6, 4 over 1, anything but open as a double hung window is much more appropriate for this building,” the Chair said, arguing the existing streetscape favors double‑hung patterns. Another member suggested the awning could be made to mimic a divided‑light pattern so the visual effect matches historic precedents.
After debate, a motion to approve the application as presented was amended so the new awning windows would carry a 6‑over‑1 divided‑light grid. The motion passed. The commission’s vote applied the grid requirement while permitting the applicant to use awning hardware and to select a limited swing for safety concerns.
Next steps: the applicant may request any necessary building permits once the commission’s written decision is filed; the commission noted that changes to approved plans will require its written permission.
