Forks Township grants conditional use for wholesale/warehouse at 605 Kuebler Road with traffic, parking and flood conditions

Forks Township’s Board of Supervisors on June 4 granted conditional use approval to Industrial VI Enterprises, LLC for property at 605 Kuebler Road with seven conditions intended to address traffic, parking and flood impacts.
The conditions require the applicant to provide a supplemental Traffic Impact Study for the Kesslersville Road/Uhler Road intersection and a right-hand-turn analysis for tractor trailers; submit a new parking analysis before any tenancy and construct additional off-street or tractor-trailer parking if the Township determines more spaces are needed; limit the approval to land-use code G-17 (wholesale/warehouse); comply with items in the Gilmore & Associates engineering review (May 7, 2026) and the Zoning Office memo (April 21, 2026); provide ordinance-required buffer plantings or retain existing mature vegetation by agreement; and pursue on-site flood storage improvements to reduce downstream outflow rates in consultation with the Township Engineer.
Derek Hughes moved the conditional use approval and Amy Blum seconded; the motion carried on a roll-call vote (Blum yes; Corallo yes; Hughes yes; O’Neil yes; Turner yes). The board noted these conditions are required prior to occupancy and that any change of use would require demonstration of zoning compliance and possibly a new conditional use application.
The applicant and township staff will follow up on the technical studies and engineering review items specified in the conditions before any permits or tenancy are approved.
