King's Landing developer says civil plans complete, Marriott term sheet advancing toward approval

A Kings Landing representative told the Fort Pierce Redevelopment Agency Jan. 14 that the project is progressing: civil plans are being submitted to the city, preconstruction meetings are underway with Stratocon as the intended general contractor, and the team has engaged Foley & Lardner for condominium documents and Keller Williams for sales and marketing.

The presenter read a letter dated the day of the meeting from Marriott indicating Kings Landing has a signed term sheet for a 140-unit Mainsail hotel and that Marriott’s franchise process should allow the project to appear on the next formal approval agenda. "We should be able to get through that process soon and get you on the next formal approval agenda next month," the letter stated.

Commissioners questioned the presenter about items outside the core contract — what the presenter termed "soft issues" such as hiring and other work flows — and whether any of those items threaten the schedule. The presenter said they were tracking to deliver phase 1 on or before July 2028 under the approval ordinance schedule and offered to share documents with commissioners who requested them.

Commissioner Broderick thanked the presenter for the update and said he would continue to ask about progress at quarterly briefings. The board did not take a formal vote on the update.

The presentation referenced ongoing coordination with economic development staff on incentive programs and noted continued outreach to potential downtown sales center locations. The presenter said the team is meeting with local partners about incentives at city, county, state and federal levels.

Next steps: the developer indicated civil plans would be uploaded to the city portal for review within days and that the Marriott item is expected to move through franchise approval processes.
