Owners ask PZC about subdividing historic West Avon Road property under attainable housing overlay

Charles and Peg Mayer attended the March 24 meeting to seek guidance on whether their 1700s-era property at 55 West Avon Road could be subdivided.
Planning Director Hiram Peck said the lot is served by public sewer and contains a small wetland. He told the Mayers the property could be rezoned under the Town''s Attainable Housing Overlay Zone (AHOZ) and potentially subdivided into up to four parcels suitable for smaller homes. Peck said rezoning prior to a sale may give the Town more control and could avoid an 8-30g affordable-housing proposal that would limit local review.
Commissioners agreed the site is a reasonable candidate because of sewer access and proximity to transit and shopping, but several members said they want to preserve the historic character of the house and surrounding buildings. Commissioner Joseph Gentile cautioned against repeating the look of a prior AHOZ development and urged designs that match neighborhood character. Commissioner Jamie DiPace suggested the lot might support two houses while retaining the property''s character.
Peck said the Mayers could either proceed with a zone-change application or market the property for sale; commissioners offered to assist with early feedback if the owners advance a formal application.
