The Waukesha City Board of Zoning Appeals unanimously approved an appeal Aug. 11 to allow Lynn (Mary Lynn) Robinson to replace a dilapidated shed at 606 Rollins Drive, concluding the new shed would occupy the same footprint and would not be materially detrimental to adjacent properties.
City planner Robin showed site photos and historical imagery indicating a shed has existed on the lot since at least 1995 and described how the house’s L-shaped layout and the five-sided lot affect the delineation of rear and side yards under chapter 22.581 B of the zoning code.
Applicant Mary Lynn Robinson explained the lot’s steep grade and an adjacent swale that directs stormwater. “It’s a lot. I mean, it is pretty steep,” Robinson said, and argued the replacement structure would largely be unseen by neighbors because of the topography and existing fences.
Board members said the replacement uses the same footprint, would not create a visible eyesore for surrounding properties, and fit the practical intent of the code. After a motion to approve the variance under section 22.581 B, the board voted 4–0 to grant the appeal.
The board’s approval allows Robinson to build the replacement shed on the existing footprint, subject to standard permitting requirements.
