Board directs staff to draft ordinances to advance Vernon Hills Industrial Park, adds condition to extend soundwall

Director Jennings summarized planning & zoning's recommendation to approve site-plan and appearance review for the proposed Vernon Hills Industrial Park (former American Hotel site, 100'230 S. Milwaukee Ave.) and read the commission's recommended conditions addressing grading, stormwater basins, mechanical screening, landscaping, vegetation access, and a prohibition of truck access on the eastern segment of the south drive.
Developer Barry Misner (Misner Group) described a multi-building park (including a proposed 690,000-square-foot tenant for the north building and three speculative shallow-bay buildings) with internal truck routing, detention-pond expansion and an extension of the existing soundwall. Multiple residents urged additional noise mitigation and a greater westward extension of the soundwall to buffer nearby homes; developers said the south drive geometry was designed for passenger vehicles and that the plan would signpost and physically restrict truck movements.
Trustees moved to direct staff to prepare an ordinance for site-plan approval and a resolution approving the plat, incorporating the planning & zoning commission's 11 conditions and adding a condition to extend the soundwall west (to cover the last abutting residential parcel). The motion passed on roll call (Markwart, Oppenheim, Forester, Lundine and President Cook recorded "I"). Staff will return with the drafted ordinance and plat resolution for formal action.
