Commission approves rezoning to let church expand parking/parcel

The Montgomery County Planning Commission voted to approve REZ-26-3, rezoning a 0.91-acre portion of a 3.551-acre parcel from agricultural (A1) to residential (R1) so the area can be combined with the adjacent Christ Wesleyan Church property.
Staff said the rezoned portion is wooded, approximately 74 feet wide without public road frontage, and would be non-developable unless combined with the church parcel; VDOT raised no exception to the rezoning application. The staff presentation noted the church intends to combine the parcel with its existing 6.15-acre site and that the plat is preliminarily approved and the transfer is under contract.
A church representative, Vernon Crouch (lead trustee), told the commission the odd boundary line resulted from negotiations with the seller and approvals by the congregation and higher church organizations: "0.91 acres is what was brought up. And it was voted on by our congregation. It was voted on by our local conference," he said. No other public opposition was recorded at the hearing.
The commission moved and seconded approval and recorded unanimous support during roll call. Staff said the final plat and reference to the Board of Supervisors’ resolution will be completed as part of the post-approval recordation process.
