River Ridge board approves RG Architects redesign and Bowman signage plan

The River Ridge CDD on Oct. 22 authorized Bowman Consulting Group to retain RG Architects, P.A. as a subconsultant for redesign work on two gatehouses and approved a separate Bowman proposal to design and replace monuments as part of a Pelican Sound master signage program.
Staff presented RG Architects' fee proposal for redesign of two guardhouses and discussed project logistics including zoning, the need for new elevation certificates, and potential subcontracting through Bowman to expedite procurement. The board discussed booking the $62,500 fee as a reimbursable, to be invoiced when the CDD issues construction financing, and noted design and permitting would take 12 to 18 months with construction planned to begin in 2026.
On motion by Kurt Blumenthal, seconded by Terry Mountford, the board authorized Bowman to retain RG as a subconsultant and authorized the Chair to execute documents after review by district counsel and the district manager.
Mr. Long said the buildings are aging and the CDD must "look the part" to remain a premier community; Mr. Blumenthal will serve as board liaison and Mr. Long will take the lead on neighborhood communications and monthly updates. The board separately approved the Bowman Consulting Group proposal to replace monuments across the district, with neighborhood monument replacements budgeted from Pelican Sound replacement reserves.
The district indicated it will confirm contracting mechanics with its engineer and manager and return with a Subconsultant Agreement and task authorization for execution.
