At a public presentation the Town of Charlton conservation commission received plans for redevelopment of the former mini‑golf site at 360 Worcester Road. Kate Wilkins of Ecotech, representing the applicant, said the project would remove the existing mini‑golf and replace it with a mixed‑use building, parking and an access drive while moving much of the impervious surface outside the riverfront area.
Wilkins told the commission that the proposal would produce a net reduction of about 14,500 square feet of impervious surface within the riverfront area and establish approximately 18,000 square feet of mitigation area to be planted with meadow mix and native seeding. The site borders Haze Brook and an associated bordering vegetated wetland; the applicant is proposing two stormwater infiltration systems and erosion‑control measures around the limit of work.
Staff and peer reviewers (Grace Engineering) have issued comments focused on stormwater details and plan updates; the applicant said the team will revise plans to address those comments and return with updated materials to the planning board and conservation commission. The commission agreed to continue the matter to allow the applicant time to respond to peer‑review comments and to refine erosion‑control and stormwater measures.
The commission emphasized that remaining state and planning board comments must be addressed before final approval; the applicant and staff discussed scheduling and agreed on a future continued hearing date to permit the revised submission to circulate for review.
