Nunn explained the proposal is ordinarily a minor subdivision but required planning commission review because it includes a road dedication along 300 East to better align the intersection with the O’Reilly’s location to the south and to create space for a future signal and crosswalk that regional partners (UDOT, a credit union and the property owner) have discussed. He said staff and the city engineer reviewed the plat, held a technical review committee meeting and recommended approval with the TRC and engineering conditions outlined in the staff report.
Applicant Alexis Riggs confirmed the submittal is straightforward, that the project will realign two existing lots and that site‑plan details will follow. Commissioners moved to approve the preliminary plat with conditions per the TRC/engineer memo; the motion passed on a roll‑call vote.
