Pat Costabile presented PB2024‑0464 (Mount Kisco Smokehouse, 487 Lexington Ave) proposing a first‑floor restaurant use with a residence above and a reconfigured rear parking area. Building Inspector Peter Miley described the proposal as an improvement but noted it will require a parking variance (three spaces), changes to ingress/egress and landscaping, and an updated survey to document dimensions and setbacks.
Village Planner Jan K. Johannessen advised the board that the application is a Type II action under SEQRA but that the county road requires referral to Westchester County Planning. Village Engineer Anthony Oliveri recommended the applicant consult the Department of Environmental Protection for a SWPPP determination. The board instructed the applicant to pursue the required variances and referrals before returning to the Planning Board.
