Architect Leonard Brandes and attorney/agent Whitney Singleton presented a redevelopment plan for two merged parcels at 325 Lexington Avenue (PB2024‑0460) at the Planning Board meeting on July 9.
The applicants propose demolishing two existing structures on a combined site of roughly 13,000 square feet and constructing six townhomes. Because the lot is approximately 50 feet deep and has two front yards and two side yards, multiple setback variances will be required. The proposal would provide one exterior parking space and one garage space per unit, plus visitor parking; the applicants said this moves parking onto the property rather than in the right of way. Singleton requested the Village consider a maintenance agreement for landscaping.
Building Inspector Peter J. Miley will perform a full zoning review to identify required variances and confirm compliance details. Co‑Chair Michael McGuirk moved to adjourn the meeting; Crystal Pickard seconded and the motion carried 6‑0; the meeting adjourned at 8:55 p.m.
