The New Albany Board of Zoning Appeals on Dec. 23, 2024 approved a variance that allows natural stone veneer above the first-floor level at 2 Hawksmoor Drive.
City staff told the board the vacant lot sits on the north side of Hawksmoor Drive and the property owner intends to build a single-family home. The staff report said the Hawksmoor zoning architectural standards generally require brick or wood as the main exterior wall material, with natural wood permitted below the water table, but the applicant proposes a natural stone veneer as the primary exterior material and cedar shake roofing. Staff noted two other homes in the Hawksmoor subdivision previously received the same variance and recommended admitting the staff report into the record and approving the application.
"The property owner anticipates building a single family home on the lot," a staff member said during the presentation. The staff report also stated that "the natural stone is a high quality material that meets the goals and intents of the city's design guidelines (DGRs)." The staff member said neighbors had been notified and that staff had not received responses from neighbors.
Board members asked whether the proposal required separate planning or design-board review; staff said it did not and that construction permits would be reviewed administratively. After admitting the staff report into the record, the board voted to approve the variance. The record notes the motion carried unanimously with the three voting members present recorded during roll call as Mister La Jeunesse, Mister Jacob and Mr. Smith voting in favor.
The case is recorded in the meeting materials as "Variant's 912024"; the board did not detail any conditions attached to the approval beyond the materials presented. No formal public comment opposing the request was recorded in the meeting minutes.
