Commission schedules site walk, tables Marlborough Lakeside Village three‑lot subdivision

Richard Reynolds of Indigo Land Design presented preliminary plans for a three‑lot residential subdivision at 156+ North Main Street next to the lake, the Conservation Commission heard May 4.
Reynolds described a 50‑foot setback from the water, rain gardens that the plans estimate will capture up to 1.3 inches of runoff, and a basic tree‑replacement plan. He said part of the parcel is reserved for possible future condominiums across the street and that, once buyers are identified, each lot owner must submit final building plans to both the Conservation and Planning committees.
Commissioners agreed a site walk is required to review the lakeside parcels in person; Yvonne Bolton will arrange the timing by email. David Pratt, acting as meeting chair, then requested a motion to table the application until the commission's next meeting on June 1, 2026. Commissioner Martha Smigle moved to table the application and Commissioner Manny Hatzikostas seconded; the motion passed unanimously.
The commission did not vote on site design details or mitigation measures at this meeting. The application remains on the agenda for June 1, when commissioners will follow up after the site walk and additional review.
