Resident reports mold and slab moisture, asks CDD and HOA to coordinate drainage fix

Oak Run resident Lynda Sorensen told the River Ridge Community Development District on Oct. 22 that she returned to Florida to find ponded water behind her unit and high moisture under her home’s slab, causing buckling of master bedroom wood flooring and mold.

"Inspections determined that there were no plumbing or HVAC issues and the cause was not an under slab leak," Sorensen said. She told the Board a leak-detection specialist found very high moisture levels in the floor and concrete slab and that a foundation specialist recommended installing drain tiles around the perimeter of the unit and adding 5-foot to 10-foot downspout extensions. Sorensen said underground downspouts were submerged in water and that she needs help moving downspouts farther from the home and installing drain tiles.

Board members and staff discussed the site: Mr. Willis asked whether a source had been identified and Sorensen said no definitive cause was found, but excessive ground moisture and recent rainfall were factors. Mr. Krebs said drainage was not installed initially because the location was originally an indigenous preserve and later became Club land after rezoning, so it is not in the water-management system. Chair Bob Schultz and staff reiterated that drain tiles are likely an HOA responsibility rather than the CDD’s.

Sorensen said she presented the issue to the HOA and sought coordination between the CDD, the HOA and the golf course to find a solution; she thanked the Board for the opportunity to report the condition.
