CDD approves gatehouse redesign and master signage program, authorizes subconsultant

The River Ridge CDD on Oct. 22 authorized design work to modernize two gatehouses and approved a community-wide signage replacement program.
Eric Long presented RG Architects, P.A.'s fee proposal to redesign two gatehouses as a cosmetic 'facelift,' noting the main gate will be removed due to low clearance and that the gatehouses are aging. The Board discussed zoning, the need for a new elevation certificate and construction timing. Board members agreed design and permitting are expected to take 12 to 18 months and that construction likely would start in 2026. The Board authorized Bowman to retain RG Architects as a subconsultant under Bowman's standard terms and authorized the Chair to execute documents after District Counsel and District Manager review; the motion passed unanimously.
The Board also approved Bowman Consulting Group's proposal for landscape architecture services to implement a Pelican Sound Master Signage Program that will replace neighborhood monuments. Neighborhood replacements are budgeted under Pelican Sound replacement reserves. Mr. Long said some monuments will be relocated and that Bowman will coordinate monument style across neighborhoods.
The Board instructed Mr. Long to lead gatehouse projects and for Mr. Blumenthal to serve as the Board liaison to provide monthly communications and updates to neighborhoods. The $62,500 design cost will be booked as a reimbursable, to be invoiced when financing is issued.
The Board discussed consultant markups and whether existing subconsultant agreements would override typical 15% subconsultant markups. District Counsel and District Manager will review and present agreements as needed.
