The applicant, identified in the agenda as Jose Carmena, told the board he plans to open a full-service restaurant and needs a full kitchen hood and exhaust system mounted on the building roof behind the interior wall between two structures. Carmena described routing the ductwork through a hole in the wall up to the roof with the mechanical equipment sited on the roof.
Board members and staff pressed for more technical detail. A board member warned that the duct run includes a bend that requires an access cavity for cleaning or it “becomes a fire hazard,” and asked how high the duct would extend above the parapet. Staff said they do not yet have final permit drawings and recommended the BAR wait to review the final installation details.
“Without the final drawings the board wouldn’t know what it is we’re saying yes to,” a committee member said, urging documentation of the termination point and a clear picture of the roof-mounted equipment.
A motion to table BAR 24-545 until the applicant provides final permit drawings and precise termination details passed on a voice vote.
Next steps: staff and the applicant are expected to return with final permit drawings and specifications; the BAR will revisit the application once those materials are submitted.
